Description

Living in the heart of Tuscany: on holiday or forever.

This beautiful home is located in the heart of Tuscany, between Grosseto and montepulciano.
It was built in the 1930’s, and has been Swiss-owned for over 40 years.
The house resides in a very peaceful and quiet area, and boasts a beautiful view of tuscany’s typical hilly landscape. It’s located at the foot of montecucco mtn. in one of Ambrone’s secondary valleys.

It’s only 5km to Cinigiano, which is, the neighboring town (population 2600). There you will find everything for your daily needs. There is also a weekly open-air market. Grosseto is about 30km away. It’s a lively, modern city with a population of 80.000, great infrastructure and plenty of shops and other shopping options. The city is easy to reach by bus and there is a bus stop close to the house.
The family room, with fireplace:

The cozy family room, with it’s diagonally lain tiles, has plenty of space for a seating area and a wall unit. In 2014 a modern wood-burning heater insert was installed in the old fireplace, and on cold days, guarantees plenty of warmth. The kitchen and family rooms are connected by a brick archway.

Practical and cozy

Kitchen and Hallway:

As with many Italian houses, the kitchen is the heart of the home and does not only serve as a place where food is prepared and cooked, but is a gathering place for family members and friends to enjoy each other’s company and eat together.

It is equipped with a gas stove and electrical oven. The oven, stove, dishwasher and fridge/freezer are all new.

In addition to central gas heating, there is also a pellet stove, installed in the hallway in 2014, which is a great economical alternative to the central heating system.

Bright and inviting

Bedrooms and bathroom:

There are two spacious bedrooms, both having double-beds and generously-sized closets.
One of the rooms can also be used as an office.

The majority of the furnishing has been acquired over the last 4 to 10 years and is in very good condition.

The bathroom includes a shower, with a triple-panel shower door and a sink with a sizeable countertop.

In the Tuscan Hills

Impressions, ambience and colours

This house’s main highlight, is however it’s impressive panorama.

Besides the wine, for which this area is very famous, the surroundings are made up of a harmonious mix of Mediterranean oak forests, colorful meadows and gorgeous olive groves.

Also the many picturesque towns with their ancient rustic masonry, the impressive castles and the traditional esteemed wineries will please both nature and art lovers alike.

Open-air living space in the Summer

Garden, pool and seating area

The house is surrounded by a varied and beautifully maintained garden, made up of a myriad of flourishing Mediterranean vegetation. Relax under the Tuscan sun, or find yourself a nice shady spot under one of the many trees surrounding the pool.

The covered seating area is perfect for taking a break and enjoying the beautiful view of Mt. Cucco. The ambient outdoor lighting gives you the additional option of extending your lovely day into the evening, or even into the late hours of the night, accompanied by pleasantly warm air, and maybe even a nice glass of local wine.

Cooling off in the 4 x 5 m large pool, is a guaranteed plus.
Thanks to the modern, low-maintenance filter, the water is always clean.
The automated pool cover ensures that water temperatures remain constant.

Complete self-sufficiency

Storage and some other useful and practical “pluses”

There is a small wine cellar under the house. The attic can be used as a storage area.

The storage shed houses practically all the gardening machinery and tools necessary for maintaining the beauty of the large yard which surrounds the home; a covered parking spot protects the “riding lawn mower”. There is a small addition to the back of the house, where the workshop is; a dream for any “handyman… or woman”.

There are also two carports just after the main entrance to ensure your parked car is protected from the sun or rain; a great plus on sunny days when you can get into a car that has been in the shade.

The entire property is enclosed by either a wall, fence or hedge.

There is also a small greenhouse, which is perfect for growing your own vegetables or herbs. Various fruit trees guarantee fresh seasonal fruit , like apricots, apples and plums.

Nothing has been left out in the planning of this house! The rainwater tank collects the water which can be used for the garden. There is also an underground gas tank for your gas needs and a Wi-Fi antenna, as well as a sewage purification unit, which is utilized only for this house.
